Vacating or Moving into the Building
The Body Corporate rule number 34 states that: A member must not, and must ensure that an Occupier of a Member's Lot does not:
To ensure your move in or move out process is organized with minimal disruption to other residents and that all furniture and fittings in the common areas are protected against damage, each move in and out of the building must be booked with the Building Manager. A lift will be assigned for your use for a specific time period.
The moving in or out of furniture is only permitted between 8am and 4pm (Monday to Friday). All moves must be completed by 4pm. .
Each resident will be asked to provide a $500 surety cheque to the Building Manager prior to the move. The surety is necessary to provide protection against possible damage to your shared common property. All costs to repair any damage resulting from the move will be deducted from this sum. On the completion of each successful move the cheque will be returned to the resident.
It is extremely important that prior to the move your removalist contacts the Building Manager to familiarize him or herself with the process and if necessary inspect the building. Points covered will include the following:
• Parking of removalist vehicles
• Allocating a specific time and duration for the move
• Entry and exit points will only be at the Queens lane entry to the B1 carpark
• Protection of all furniture and fittings in the common areas
• The $500 surety
• Initial and final inspection of common property
• Disposal of boxes generated from the move
• Supervision

Animals
Only resident’s animals are permitted in an apartment. Residents must ensure their pets are controlled at all times. All pets must be carried whilst on or in common areas. If any animal creates any mess in any of the common areas it should be cleaned up thoroughly and the area deodorized immediately by the pets owner or supervisor.
If any animal causes a nuisance the Committee will issue a caution to the animal’s owner and if the problem continues the Committee will order the immediate removal of the animal. With the above in mind it is in your interest to demonstrate the utmost consideration to neighbors at all times.
Cat and dog litter must be double bagged, tied securely before being placed in the rubbish chute.

The rubbish chutes are located on all floors and are available for the disposal of securely bagged rubbish. Under no circumstances is this facility to be used for the disposal of bottles or large cartons.
Glass & plastic bottles and newspapers are to be left in the black plastic containers in each rubbish room. The bins are emptied daily. All containers must be empted before they are placed in the chute.
All cardboard boxes are to be folded or torn up and placed in the recycled plastic bins in the Rubbish Room located on the ground floor, near the back pedestrian door.

Residents are not permitted to hang any item including any garment, sheet, blanket, towel or other object from the balcony or apartment window if it is visible to other persons or from outside the building.
We would also remind all residents that when watering plants or cleaning your balcony that excessive water or any object including, cigarettes butt, food or any other items that may cause damage to people or property is not to flow or be disposed of over the side of the building.

Private Storage in Basement & Sub-Basement
When storing personal items in your private storage facility please ensure that all items are kept well above ground level as from time to time inclement weather can cause storm water drains to overflow consequently resulting in low level flooding of the basement and sub-basement areas. The Body Corporate is not responsible for any damage that may occur in these areas.

Damage to Common Property
A proprietor or occupier of a lot shall not mark, paint or the like, or otherwise damage or deface, any structure that forms part of the common property without the approval in writing from the body corporate.

Swimming Pool & Gym
Conditions apply to the use of the swimming pool & gym area, which must be observed by proprietor or occupier of a lot and persons under their control. Please read the rules, these are located on the wall as you walk in the main door. The swimming pool area is for use by residents and no more than two guests at any one time, although guests are to be accompanied by a resident at all times. All users of the swimming pool area must dry off before leaving this area. |

The automatic fire sprinkler system is linked to the Melbourne Fire Brigade (MFB). Each level has fire extinguishers. In the corridors there are smoke detectors that are also linked to the MFB.
The apartments have smoke detectors but these are not linked to the MFB.
The emergency evacuation plan is displayed on each level in the rubbish rooms above the chute door. Standard Fire Orders are displayed on the notice boards in basements 1, 2 & 3 car parks.
Please familiarize yourself with the emergency evacuation plans and the exit points and assembly areas.

Should a resident accidentally set off a fire alarm the offender will be required to pay for the cost of the fire services call. Please note that with a building of this size at least three (3) fire appliances will attend at an approximated cost of $1500 per appliance.

The car spaces form part of each apartment and unauthorized parking can be treated as trespassing. In the event that a vehicle is found illegally parked in your car space please advise the Building Manager or Building Attendant.
Tradesmen are not permitted to park in the basement or sub-basement level parking areas. This applies in all situations without exception. Visitors or guests may occupy a resident’s car space only if accompanied into the car park by the resident.
Parking facilities for visitors, trades people etc. are available. Please contact the Building Manager 1-hour prior to their arrival. Parking is available at the rear of the building in Queen’s Lane.
The Body Corporate is not responsible for any damage sustained by the driver’s vehicle while entering or leaving the car park, the theft of any vehicle or its contents while parked in the car park.
The owner of a vehicle is to ensure oil does not leak onto a carpark lot. The apartment owner or tenant will be required to pay a minimum charge of $50 if the Body Corporate has to arrange for oil clean up.
There are no car wash facilities on site.
Car spaces are for vehicles only. Under no circumstances are the lots to be used for the storage of furniture and/or other items. Any cost to remove items will be charged to the owner or tenant. Storage Spacemate maybe installed in a car park lot. Please see the Building Manager for details.

- Residents MUST NOT place bicycles at the B1 bike rack. This rack is allocated for commercial tenants only.
- Residents MUST NOT place any items in storage in their car parks except bikes, or shopping jeeps. Any other item is prohibited. All residents must remove any other item from their car park within 14 days, from Feruary . If they are not removed from the car parks they will be forcibly removed
- Residents MUST NOT place their bikes anywhere other than on fitted bike racks in their car park. If residents have Space Savers then the bikes must be placed on fitted bike racks underneath the Space Savers. If any bike is found to not be placed correctly either on the fitted bike racks or underneath the Space Savers within 14 days they will have their bike chains cut and their bikes forcibly removed.
- Residents MUST NOT leave oil stains on their car park. Heavy duty degreaser is the best product to use to quickly erase these stains. All residents must remove oil stains from their car parks within 14 days. If oil stains are not removed then Building Management will have the car park cleaned at the expense of the resident.
- Residents MUST NOT drive at excessive speeds when driving in the car park and must be cautious when proceeding around any corner. The Committee have authorised the installation of three additional speed humps to be placed on levels B1 B2 and B3 to ensure that there is no speeding in our building.

Rocking or jumping inside a lift is prohibited as it may cause the lift to stop between floors. If it does stop for any reason DO NOT PANIC. Press the emergency call button in the lift and speak with the lift technician.

Security Of Common Property and Access Cards
Under no circumstances should any resident allow entry to the building, swimming pool, or car park area to any unknown visitor(s) no matter how plausible their explanation or pleas for assistance may be. The Building is extensively monitored by an advance digital camera system and all movement is recorded.
The Building Manager will issue security access cards to residents for the building. The loss or damage of any access cards is the responsibility of the resident. Please advise the Building Manager ASAP if you have lost your card, the card will deactivated and you will be required to pay for a replacement card.
Residents are only entitled to 3 swipe cards per apartment.
Cleanliness of Common Areas
The building cleaners and support staff are responsible for maintaining all common areas. Residents are responsible for ensuring that common areas are kept as clean as possible and free from debris.
Should a resident notice any area requiring cleaning please contact the Building Manager or staff member on duty.
Please ensure washing machines are never left running whilst you are away from your apartment. Washing machines and baths that overflow will cause water damage to your carpets and possibly the ceiling of the apartment below.
